Canyon?
Whispering Canyon is located in the beautiful Arizona high country just outside
Prescott, Arizona, approximately 96 miles northwest of Phoenix and 90 miles
southwest of Flagstaff. The community is within easy driving distance of
Phoenix and Flagstaff and is served by its own municipal airport.
How large is the development?
Whispering Canyon spreads over 900 hundred acres of rolling terrain. The
community includes a total of 400 homesites, ranging in size from one-half acre
to more than one acre. And with elevation changes of more than 550 feet,
the community presents a variety of homesites, from beautiful lots amid the
trees to properties that look out on magnificent mountain vistas. Of the 83
homesites in The Piñón phase 42 will be in a gated neighborhood.
What is the philosophy of the development?
Each homesite has a specific building envelope designed to limit the area
disturbed by construction and take advantage of the topography of the lot,
trees and other factors. Whispering Canyon’s goal is to preserve existing views
and natural open space, with
homesites bordering untouched land and complementing their surroundings.To
ensure the integrity of the community, enhance the lifestyle and protect every
property owner's investment, architectural guidelines and CC&R’s provide
control yet offer freedom and flexibility in homebuilding. Upon purchase
of a homesite, the owner will receive an architectural guideline manual.
Are there time requirements on when I must build?
There is no specific time frame during which you must start construction;
making this an ideal situation for people planning for future retirement
as well as investors.

What companies will provide my services/utilities?
Whispering Canyon receives its water from the Inscription Canyon Ranch Water
Users Association, providing the community with a source of dependable, quality
water.
All utilities have been placed underground to preserve the land’s natural
topography and aesthetics. The community’s utilities are provided by the
following companies:
-Cable: Cable One
-Phone: Qwest or Table Top Telephone Company
-Power: APS Power
-Propane: Owner’s preference between several existing companies.
-Sewer: Inscription Canyon Ranch Sewer Improvement District.
-Water: Inscription Canyon Ranch Water User's Association.
Are there association fees?
To maintain the integrity of the community, association fees are used for
the maintenance of the common areas, landscaping, private streets, insurance
and taxes. Standard association dues are $208.00 and $249.00 for the gated
area, per quarter.
